What are the qualifications to rent a home with you?
We will look at rental history, credit history, background check, and income to determine approval.
How much income do I need to have to rent the home I want?
In general, we are looking for about 4 times the amount of the rent in income each month.
Are applications approved on a first come, first served basis?
No, applications are considered as they come in based on qualifications. If multiple applications are received, all are considered and our job is to choose the best one, because we are responsible to the homeowner.
What if my credit is not good?
“Not good” means something different to everyone. Credit scores are only part of what we look at to determine approval, but they are a very important part. Even more important than the scores are the reasons for them. For example, if you have past due or collections items on your report, it will be harder to get approved. If you have a lower score because you haven’t used much credit, that is taken into account.
How will I know if my application is approved?
We will call to let you know, either way, about your application. If you are approved, we will schedule with you to come in and sign the lease and pay the security deposit. Those two things secure the home for you.
When do I pay rent?
The first rent is usually due when you pick up the keys to move in or on the first (1st) day of the month, whichever comes sooner. Every month, rent is due on the first (1st) day of the month and is late after the third (3rd). After the 3rd, late fees will be charged to your account.
